FORMS FOR TENANT MOVE-IN ROCHESTER
Lighthouse has a thorough process used when renting a vacant unit to a new tenant. Here is an outline of what we will do:
Prior to move-in, we have prospective tenants fill out a “Tenant Info Sheet”, which is our rental application. The information on the sheet is verified (work info is verified; landlords are contacted for references; Section 8 or DSS case info is verified). We also conduct a civil and criminal background check. Once approved, the tenant is notified and arrangements are made for the tenant to take occupancy.

The prospective tenant must also pay a security deposit in order for us to stop showing the unit and hold the property for their future occupancy. When a security deposit is paid, we have the tenants sign a Security Deposit Agreement. A move-in date is discussed and the tenant is informed that he/she can move in once the first month’s rent has been paid.
Any documents needing to be submitted to a rent-paying agency such as DSS or Section 8 are completed and submitted.
On the move-in date, the tenant comes to the office to sign various paperwork. A lease is signed.
A lease addendum is initialed by the new tenant.
A lead paint brochure is given to the tenant as required by NYS law (not shown here due to its size) and a disclosure statement is initialed and signed by Lighthouse and the tenant.
A dual agency agreement is signed by the tenant.
Lastly, the tenant pays rent and is given the keys.
